We have developed and successfully  introduce the investment program on association of financial opportunities of fine and average investors for purchase at a stage of construction of blocks of premises with the area from 500  to 2 000 sq. meters in office centers of A,B-classes or in  the trading areas. It probably to make it now under the reasonable price. And tenancy of the similar areas now makes for owners of the real estate significant profit.

Advantages and the economic gain of such investment of money resources is obvious.

Recoupment of investments - 3-4 years. Tenants now more willingly remove the areas in office centers where already there is all necessary infrastructure (phones, the Internet, cafe, protection, etc.), and this tendency will only amplify.

  • At the first stage: selects potential INVESTORS, concludes with them contracts, accumulates all necessary means for realization of the PROJECT ; 
  • At the second stage: selects object of the real estate and  coordinate it with each investor, develops business-plan of the PROJECT on each picked up object, carries out legal support of the transaction, registers on behalf of INVESTORS the company - the future owner of object (its founders become all participants of the PROJECT), gets on behalf of this company object at the seller, registers the property right of the buyer to object. The Operating company receives 10 % of the areas for the organization of all this work in got object.
  • The third stage: management of object of the real estate including:

The control over the organization and carrying out of painting and decorating on Object, tenancy of the areas of Object, maintenance service and protection of a premise, interaction with tenants and gathering of a rent and payment to its Investors, interaction with other proprietors of a building, authorities and the decision of all other tasks necessary for uninterrupted functioning Object.

Cost of works on management of Object will be manages to participants of the Project as much as possible in 15 % from the sum of the incomes received from tenants.

All participants at a stage of preparation and realization of the Project are as much as possible protected from financial losses. The documentation of the Project is developed in strict conformity with current legislation of RB.

But it is necessary to have in view of, that having such small means, it is difficult to find a good premise under the comprehensible price (with for a full recoupment till 4 years). Usually it is the apartment removed from an available housing. Cost of its tenancy as very much in many respects depends on a site of object. As an alternative variant: it is possible to try to buy all over again an apartment, and then to transfer it in uninhabited fund. Many firms now are engaged this and to find good object there is  more difficultly. But on the coordination of transfer of an apartment in uninhabited fund will leave from 4 till 6 months. And as much again time for the device of a separate input and repair.
